PROJECT MANAGER (Full Time)

Position Summary

The Project Manager (PM) is responsible for the overall planning, management, and execution of assigned projects. The PM may be assigned one project, several projects, or select trade packages on large scale projects. The PM is totally responsible for performing each project successfully including scheduling, billing, and controlling direct job material and labor costs in order to generate profit.

Duties and Responsibilities

  • Project profit responsibility
  • Project planning, procurement, and start-up
  • Project execution and monitoring
  • Project documentation
  • Project billing
  • Estimating and negotiating change orders
  • Project close-out
  • Building / maintaining Owner/Architecture relationships
  • Feedback to estimating
  • Marketing presentations
  • Other duties as assigned

Supervisory Responsibility

This position has no supervisory responsibilities.

Position Type/Expected Hours of Work

This is a full-time position which will typically involve 50+ hours a week. Due to the nature of the job, the employee must be available on-call early/late hours to deal with delays, bad weather, and emergencies at the job site.

Travel

The employee may travel extensively when the construction site is not close to the main office or when responsible for activities at two or more sites.

Required Education and Experience

  •  Bachelor’s Degree in Construction Science, Construction Management, Architecture, Engineering, or related field preferred
  • Minimum of five years’ related experience in residential and/or institutional projects
  • Proficient use of Microsoft Office Suite and Project Management Software

ESTIMATOR (Full Time)

Position Summary

The Project Estimator is responsible for the development of complete estimates, bid day evaluations, pricing, quantity take offs, bid solicitations, and will be expected to assist others with estimate development.

  • Thorough understanding of construction methods, construction practices, and the estimating process
  • Willingness to adapt to a proven, proprietary methodology regarding the estimating process

Duties and Responsibilities

  • Perform quantity takeoffs, maintain subcontractor/supplier database, determine labor pricing, and solicit material pricing and subcontractor input to meet project requirements
  • Prepare detailed estimate deliverables in a clear and concise format
  • Review information and prepare questions requiring additional information or clarification (RFIs)
  • Strategize and assist team with successful bid outcomes
  • Prepare scopes of work
  • Prepare preliminary schedule when required
  • Draft cover letter and bid clarification forms
  • Assist in the buyout of subcontractors and suppliers
  • Post estimate Value Engineering
  • Other duties as assigned

Required Education and Experience

  • Bachelor’s Degree in Construction Science, Construction Management, Engineering, or related field preferred
  • A minimum of 3-5 years plus experience preferred
  • Proficient in Microsoft Office, particularly Excel, On Screen Takeoff, iSqFt, and previous experience with construction based software programs; knowledge of Timberline is preferred.
